Due to resource constraints, other Bak Kwa flavours will only be available in limited quantities at our Serangoon Garden outlet, while stocks last.

There will also be a wider range of CNY goodies available at our Serangoon Garden outlet and pop-up CNY booths, which you can purchase off-the-shelf when you are collecting your pre-order or making walk-in purchases.

We are unable to advise on the availability of specific CNY goodies as the stocks are fast-moving during CNY. When we have new stock for CNY goodies, we will display them in-store immediately; once sold out, we are not able to guarantee when or if a particular product can be replenished again.

As we near CNY, we have increased and maximised all our resources round the clock to produce as much Bak Kwa as we can. Nonetheless, every slice of Bak Kwa is handmade from start-to-end and there is only so much we can produce each day. We have also tried our best to distribute stock across all our sales channels so as not to disappoint anyone; however, due to the festive demand, we seek your understanding that the Bak Kwa will remain on a first-come-first serve basis, while stocks last.

You can get Kim Tee brand of Bak Kwa and products at our Kim Tee outlet at Serangoon Garden, as well as at our Kim Tee @ Old Airport Road Food Centre & Toa Payoh Lorong 8 outlets 

You can also get Kim Tee products at CNY pop-up booths (from Jan 2027 onwards), as well as from our official account on Shopee.

You can take Bus Service 315 from Serangoon Bus Interchange, or Bus Service 136 from Ang Mo Kio Bus Interchange. Alight at the Serangoon Circus roundabout (6^th stop for Bus Service 315 or 11^th stop for Bus Service 136).

At the Serangoon Circus roundabout bus stop, you will be able to see a ‘4 Fingers Crispy Chicken' signboard across the road to your right. Walk towards that block of shophouses where you should see the ‘Maju Ave’ road sign. Walk down Maju Ave along the shophouses and we are located near the end of block at 22 Maju Ave, just after DBS.

Apart from our flagship store at Serangoon Garden, the other Kim Tee outlets are operating on shorter hours and may also close earlier once stock is sold out for the day. Please contact the respective stall owners directly here to enquire before heading down. 

We have reduced our minimum order for CNY pre-order from 5kg of Bak Kwa to just $228 in total across Bak Kwa and CNY goodies so that more customers can secure their purchases for CNY.

We encourage those who wish to purchase higher quantity of Bak Kwa to pre-order as this will allow us to better forecast and plan for the CNY demand, as well as reduce the waiting time required for other walk-in purchases.

For orders of less than $228, walk-in purchases are still welcome. We have allocated some stock for walk-in purchases and will also be operating the Serangoon Garden outlet on extended hours nearing CNY to meet your shopping needs.

Both pre-orders and walk-in purchases are while stocks last.

Delivery gives you the convenience of having your pre-order sent to you (at a nominal fee), so you can skip the queue, search for parking spaces, etc. Do note that deliveries will be attempted between 10am and 10pm; we seek your understanding that we are unable to cater to a specific timeslot due to the high volume of delivery orders nearing CNY.

Self-collection will give you access to a wider range of CNY goodies and products in-store which are not available for pre-order. We have also limited the slots available across a few timings to distribute any potential crowd and reduce the queue time.

After submitting your pre-order and making payment, you will receive an email on your order summary. Please WhatsApp us at 9138 6665 you have not received the email after 1 working day day (do check your spam/ junk folder first).

You will receive another email with the confirmed order status within 3 working days when the order has been confirmed by us. Again, please WhatsApp us at 9138 6665 if you have not received the email by then and after checking your spam/ junk folder.

For self-collection, please present the email confirmation and also ensure that the owner of the contact number used in your order is present as we will be doing a verification via that contact number before releasing the order. This is to ensure that each order can be released to the correct person.

No changes to order, such as quantity, delivery/collection mode, date or delivery address will be allowed after payment and order confirmation. Orders are non-refundable and non-transferrable.

Please check your order carefully before submitting and making payment.

Please ensure that the owner of the contact number used in your order is present during the self-collection as we will be doing a verification via that contact number before releasing the order. This is to ensure that each order can be released to the correct person.

Please ensure that you collect your order on the date selected.

Re-scheduling due to missed collection is subject to the following:

• An administrative fee of $30;
• Availability of a new collection slot and stock; and
• Prevailing prices of Bak Kwa on the new collection date. 

As stock is very limited during the CNY season, we are unable to guarantee that there will be stock on another date should you miss your selected date. Non-collected orders are non-refundable.

Our delivery runs will usually take place between 10am and 10pm, Tue-Sat. Specific delivery timing will depend on factors such as the total number of delivery orders, delivery route, and traffic conditions on that day.

We seek your understanding that during peak periods such as promotional runs and festive seasons, deliveries may also be delayed due to the high volume of orders.  

Due to the high volume of delivery orders nearing CNY, we seek your understanding that we are unable to cater to requests for a specific delivery timing.

You may instruct the delivery personnel to leave the order at the address stated in your pre-order. However, Kim Tee and our logistic partners will not be responsible for any loss or damage as a result. Please consider choosing to self-collect your order at our outlet instead if you are unable to receive the delivery between 10am and 10pm on the selected date.

To ensure everyone can receive their deliveries in a timely manner, we are unable to facilitate any instruction to deliver to another address instead if no one is able to receive the delivery at the original address.

Arrangement to re-deliver/collect a failed delivery attempt is subject to the following:

• An administrative fee of $30 to arrange for the re-delivery/ collection;
• Re-delivery fee of $25;
• Availability of a new delivery/ collection slot and stock; and
• Prevailing prices of Bak Kwa on the new delivery/ collection date.

As stock is very limited during the CNY season, we are unable to guarantee that there will be stock on another date should you miss your delivery. Orders not delivered/ collected due to a failed delivery attempt are non-refundable.
